Our History
During the mid 70’s growing up in Park Ridge , Illinois , John Engerman demonstrated talent for creative thinking. He was destined to be a Master Builder; he just didn’t realize it at that time. While his friends were riding bikes and playing at the local baseball field, John was busy constructing. As he grew so did his passion for creating and building leading him to continue with a Bachelor of Science in Construction Design and Management. He graduated Magna Cum Laude from The University of Wisconsin.
Over three decades have passed since John has driven his first nail, but his philosophy has never changed. "The value of what we do is in our ability to build long term relationships through delivering an exceptional client experience. It isn’t something which is difficult to understand, we simply treat people the way we would want to be treated and that pertains to both our trades and clients."
John’s passion to continuously improve was the underlying reason for becoming one of the early adopters of panelized construction. John discovered the quality of a home constructed with pre-built walls was much higher than those build on site one board at a time. This process made it possible for Engerman contracting to improve quality by avoiding poor weather conditions and redirect the savings to improved interior finishing and exterior details “This became a significant turning point in our business. We were in essence able to accomplish considerably more because of our streamlined process. Although we continue to stick build, as we grow we strive to utilize “green” building techniques in order to minimize waste and promote environmentally friendly projects. “We have most recently installed Photovoltaic Solar Panel Systems as well as Geothermal Heating and cooling systems”. Very shortly we will be installing our own Photovoltaic Panel System at our office. In doing so we hope to provide public demonstations and ecourage utilizing “Green“ technologies.
In 2004 following true Engerman style of never resting on past accomplishments, we created a business partnership with the leading Real Estate Agency in Southern Wisconsin . In 2005, we began construction on Woodstone Prairie. Our Building Process
A master builder, John Engerman is involved in every aspect of the design and construction process.
The architecture of your new home will most likely be influenced by the physical site characteristics. Our challenge from an architectural and builder viewpoint is to work within the constraints of the lot. A few of the physical location considerations are: sun exposures, building orientation, wind direction, exterior view, water run off and access to public utilities. We also must take into consideration any zoning, local building regulations or deed restrictions that may exist.
After the design and location have been identified, we begin the actual physical construction process. We excavate the property in preparation for the foundation.
The next phase is referred to as “rough framing,” which involves building the entire frame structure, roofing and windows. At this point, the elapsed time since we broke ground should be no less than 30 days.
Next, mechanicals are put to use. The first mechanical trade will be the heating contractor, followed by the plumber, and finally the electrician. Depending upon the size of the residence, we are at minimum 70 days into the project since we broke ground unless the framing is panelized, in which case we will be well under 50 days.
The next phase of the project will involve additional inspections as well as insulation and drywall. This phase should not be completed any earlier than 100 days and will depend on the size of your home.
The next-to-last phase is called the trim phase, when we install all interior doors, flooring, interior wood trim, cabinets and vanities. Then painters will return to complete the process of adding color to your interior. The electricians, plumbers, and heating trades also return to complete the trim phase. We are now about to enter the final phase and should be no less than 100 days into the project.
The final phase is referred to as the closure phase. Here, all the various trades will return to clean up any loose ends or details that might have been overlooked. While this is happening, the landscaping is being completed on the exterior. When all the details are checked and rechecked, your new home is ready to be lived in! This will be the last meeting we will have with you prior to your occupancy. We walk through the entire home with you and show you each and every feature and discuss its operation.
