Throughout the process we continually collaborate closely with your architect to create a custom home that check all the boxes for your lifestyle, desired features and budget. We also offer stock plans which we have built in the past which could offer cost savings and could be subtly modified to fit your lifestyle.
Feature Specifications Development
It is truly in the details; this separates Engerman from the rest. With your help, we create a comprehensive specification listing cataloging every large (roofing or siding) and small (cabinet knob or robe hook) element of your project. These selections fill in the details of the plans to make the home yours. Plumbing fixtures, cabinets, appliances, finish carpentry, paint colors and more are some of the items we navigate with you. With our stock plans, the selections have been already made, but could be tweaked based on your input.
Once the project permit has been assigned to our schedule, we will issue a project schedule, outlining all major steps within the home construction process including major decision points and selection timing. An Engerman representative will be checking in with you each step of the way usually weekly to keep the process from becoming overwhelming. We break it down into small manageable bites which allows the build schedule to remain on time and within budget-no surprises.
We manage/oversee all aspects of construction, from serving as the point of contact for all subcontractors, consultants, vendors and city inspectors (as required by ordinances) to communicate selections, changes, and to resolve issues if they arise. Construction will be overseen by your Project Manager, who will be on site ensuring all work is done to specifications, using the highest quality building materials and techniques. We will liaison with any title company or financial institution to facility their inspections as well.
Our in-depth closing walk through includes a final inspection by the local building inspector. John Engerman will be present during this walk through and will join you and your Project Manager for a detailed walk-through to compile a final “to-do list.”, if necessary. Upon move-in you will receive a Welcome Home packet which includes all warranty information including operational manuals, contact information for subcontractors on the project and the occupancy permit. We will schedule an orientation with the mechanical contractors to familiarize you to the workings of the home.
